Status Letter Package

This letter is required by law and should be requested by your agent at least (10) days prior to your closing date. DocShop prepares the status letter package which includes details on any current outstanding balance, as well as the amount of ongoing association assessments and fees and what should be collected at closing to ensure proper transfer of ownership.

Resale Certification

These documents are typically requested by a purchaser’s mortgage lender as a requirement to obtain financing. DocShop compiles and continually updates the required information in community specific certifications to be provided to lenders. In some cases, lenders require that their own lender specific documents are completed. In those cases, DocShop handles the necessary research and review necessary to complete these lender specific forms. It is important that resale certification requests are made at least (10) days prior to your closing.

Master Deed / Bylaws / Conditions, Covenants, & Restrictions / Budget / Insurance

These are just a sample of additional documents which may be requested by your lender. These include the documents which govern the administration of your community association, as well as specific financial or insurance information which may be requested. DocShop maintains updated copies of these documents for all communities and will provide them upon request.

Why are status letters required to complete a purchase or refinance transaction?
If you live in a home that is part of a community association, the association has a legal interest in your property as it relates to association dues. Therefore, Any property that is part of a community association must request this document to verify the amount of dues that will be charged and if there is an outstanding balance that must be paid through the closing in order to allow clear title to be transferred.
Most lenders now require these documents to be completed in order to approve financing for borrowers who are purchasing a property that is part of a community association. Information such as the number of units, the characteristics of the community, and financial information may all factor into a lender’s decision to approve financing.

As the nationwide real estate market continues to improve, more and more purchase transactions are taking place.
